Okay, for those that don't know, that means that its approved/open to WELFARE RATS!!! Oh and they have been moving in by the dozens. Hardly a day goes by with there being another U-Haul in the parking lot, disgorging a load of roach infested furniture, bastard children, thugnificent dirt bags and welfare mothers....yippee! The cars are the best part though, check this out!

So what you're saying is.........you're feeling more and more at home?

Fuck section 8. A bunch of apartment/duplex complexes used to be nice until the owners sold their souls to the gov. It's a guaranteed check every month for every free loader that moves in.

ASfuckingAP!!!! I swear that I'll kill someone if I stay here. This has only started Jan 1 (Thanks to REMCO for letting the existing tenants know, BTW) and already I've had to pop out of my apt in the middle of the night because some dirt bags were hanging out by my door at 2:30 am smoking blunts and talking loud! I'm feeling like I worked hard and sacrificed everything to get away from these types of people and now the government is moving them in with me for free!:panic: Oh well, I hope that Bill Clark Homes and Remco enjoy their new tenants and the drug dealers and the crime and the noise and the mass exodus of any "decent" renters they had left.

It's happening to several complexes in the city where our office is. It almost seems that the owners of these apartment buildings just do not care about the decent people that have occupied them, and taken care of the apartment and complex and the same people who always pay on time without management having to search them down. I don't know if it is just an easy way to get out of running the place, or if it is just a guaranteed payment every month. I'm not exactly sure how the section 8 works with payments, but it's sad to see some nice complexes turn to that.

They still get the same or MORE rent but from Uncle Sam so they don't have to worry about it. I've lived here for over 3 years and I've always paid on time, haven't made even one complaint, have never had a complaint, made most of my own repairs, etc. Since this has happened, I've been threatened in the parking lot by some punk, my water hose was stolen, I recovered it though, and I've had to lock up all my stuff that I had previously left outside.

They pay less and you have to spend more to get away from them.

The real section 8 isn't as cool as the game. LOL Future hobos.

We deliver glass to a section 8 apartment complex. Use to be a nice gated complex. Now it's a shit hole. Nice to see they can afford 24" wheels but can't pay decent rent. It's run by a bunch of fat women that just sit on their asses all day. I'm sure they live there too.

Must be nice to wake up at 12pm everyday and go sit out side to do not a damn thing or just drive your hoopty around, then park in the middle of the street to talk to more loaders.

FUCK YO COACH! GOD DAMMIT I HATE LAZY MOTHERFUCKERS!

Im pretty sure Ebbs is right on that. They are no longer complying with their agreement to allow you a safe and comfortable living environment. Start making complaints in writing (must be in writing or you'll have no legal footing) right now, and continue to do so at every incident, then you'll have a record and should be able to prove that they should let you out now. Get yourself a place she likes, and she can move in with you when her lease is up.

If it makes you feel any better, they are doing the same thing to our TH S/d in Florida where we own a home. Like it wasn't hard enough to find a renter and make the mortgage, now the neighborhood will be a dump. And we owe too much to sell it.

I agree with Rae. Review your lease. It should have a paragraph about your right to a peaceful environment, quiet hours, safety, etc. If so, then you need to complain about EVERYTHING, and do it in letters to management. Even though you can likely take care of yourself, be sure to mention that you fear for your safety, along with that of your girlfriend, and the safety of your property. About one week into sending these daily letters, add in wording that you're considering moving due to the constant problems. If they don't fix the problems within a couple weeks, write another letter stating that due to their lack of complying with the lease, which grants you peace and security, you'll be moving within 7 days. Obviously, you need to make sure your lease grants you these things before you take action. Otherwise, they can sue you for failure to complete the lease.

Frankly, I'd also talk to all of the "good" people in your complex and compel them to do the same. If management gets daily letters from a lot of the better tenants with threats to move, they may start taking action.

um no you can't break your lease for this. in fact they aren't even supposed to disclose the info to you. not like it's hard to figure out.

my landlord was pretty cool about my leaving but i had lived there for 14 years and done a ton of free work around the place for him.

best bet is talk to them without threatening or any BS. tell them your concerns.

there are two reasons they go section 8. someone threatened a lawsuit for discriminiation, or they need cash and have to get units rented.

if they need money you may have to ride out the lease, if it was the suit then they may let you go because they understand.

that all depends on what the lease says. The lease is a contract between the landlord and the renter. Both parties have to uphold their end of the deal. If not, the contract can be terminated by either party. This is why I suggested he read his lease to be sure what it says. If there is nothing in the lease about right to privacy, quiet hours, security, etc., then he's screwed and is stuck living there till the lease is up, or at the very least, paying the termination fee to end the lease early.

However, if he's on month-to-month, then it really doesn't matter and he can simply give 30 days notice at any point.

I didn't tell him to threaten to leave immediately, rather complain about EVERYTHING, then if nothing is done after a week or so of daily written complaints, threaten to move. Continue writing daily complaint letters until something is done or he moves. However, as stated above, if his lease has no paragraph about right to peace, safety, etc., none of this matters.

ETA: it's also a very good idea to write down specific dates and times of the incidents. Probably a good idea to call management anytime something happens, then follow that up with a written letter the next day detailing the incident. While this seems like the "bitch" thing to do, you'll have to do it to show just cause for moving if they try to sue you. Just make sure you know what your lease says about your landlords duties, your rights, etc.

Bingo. If the actions of the property owner contribute to an unsafe environment or loss of "enjoyment of residence", and they are put on notice for it, then it could easily constitute a breach of their contractual responsibilities.

Exactly what Capt. said! When i was managing a local apartment complex a section of our lease stated that if for any reason we sold the property or it changed hands in any way, tenants would have the right to vacate with proper (30 days) notice. It also stated that all tenants had a right to safety, security and quiet. Any respectable and reputable leasing agency will have a state recognized lease that would have all things in it. Usually the only time you run into an issue with not having these already included is if it is private party, rent by owner, etc.

Sorry WC, not true.

Right to a peaceful residency means you dont have folks outside at all hours keeping you awake, loud music from the neighbors, screaming children either in or out, and so on and so forth. It doesn't have anything to do with whether the PD is out there every night. If they are, you have much worse problems.

i as a resident couldn't agree with you more. however any atty worth a shit would fight in court that you vacated a residence and broke a lease even though by "lawful" standards it was acceptable.

i can only speak for landlords I know of and they would haul your ass in court in a second for breaking a lease. they usually don't get their money (renters seldom pay the judgement) but you will never get another decent apt either.

I am month to month so I can leave whenever I wish. I hate to be an ass but I'll probably secure new lodgings and then not pay my last months rent and let them "evict" me since it's doubtful I'll get my deposit back anyway. Besides, I've been on both sides of this situation. I know how this works. The welfare rats migrate often because, "that apt complex/project is fucked up". What they ALWAYS fail to realize is that it is they themselves that "fucked it up" in the first place. They bring in the drug trade as users, they bring in the crime, they bring in the violence, they bring in the noise/drama, etc. They tear the places down and then complain that it is run down. They have zero respect for the property of others but expect a shit ton of respect themselves.

Example; I pull up tonight and this dread lock wearing piece of human offal is banging a toilet plunger against the curb in the parking lot next to another neighbors car. Apparently, he had stopped up his toilet and was using the curb to knock the shit form out of the inside of the device... If this would have been my car, I might have taken it and knocked the shit out of him! I mean, that's just gross and I can just imagine bits of human waste flying everywhere while this knuckle dragging dirt bag is swinging this plunger around.:panic:

Look I love being an understanding person and giving the benefit of the doubt but the simple truth is that most of these pieces of shit are just working the system when in reality they could easily get a job. I have zero compassion for them whatsoever. If I wanted to live around this type of trash, I'd go back to Mi, La or Ca and move in with my family.

Oh fuck their welfare checks, it's the hoodrat spending spree month around here with all of them getting their federal EIC/welfare checks. The mall, Best Buy and Walmart has been packed for the last couple weeks or so. Flat screens, lap tops, car stereos, etc are flying off the shelves. 1/4 of the cars in the parking lot are sporting paper plates from local "Buy Here/Pay Here" car lots.:panic:

It's not borderline criminal, it's socialist.

I suggest you do three things, in order:
1. Get a storage unit for the bikes.
2. Buy a shotgun. Something in a 12Ga with an 18" barrel.
3. Move.

3. Already working on it. I may take your first suggestion and get a storage unit but for my stuff, camp with the gf at her place until her lease is up and then move somewhere with her.

Unless you have full coverage & are ready to 'trade-in', I'd definitely stash the bike elsewhere - especially w/ all the chop-shopable goodies on it. Cable lock/alarm won't do didley if it gets chucked into a mini-van in about 9 seconds flat. When I lived near Charlotte, it was a given that a bike wouldn't last any time in an apt complex anywhere near the rougher areas (based on hearing many theft reports on the local forum over the years), and picking them up/throwing them in a p/u or van seems to be the preferred method.

That's a f'd-up situation, but at least you're month-to-month & have an exit strategy - good luck!

I don't think you would get very far with them. Bill Cosby would probably do it, he seems to dislike freeloaders.

Keep the bike at work. You are gone for hours a day. I don't care how good your cable lock is. It isn't going to hold up to people who see a free payday and have nothing but time. When you are at work and nobody who hears it will care renders the alarm pretty useless too.

About ten years ago, companies actually did pay you to drive around with their logos, etc. on your car. There was a specific website that you could go to and register/apply. It paid something like 300 to 400 per month, depending on where you lived, drove, parked, etc. Not sure if this still occurs or not.

I think I understand how you feel, a little. Years back, the company that built this town went bankrupt. Their assets were sold off, including this complex. Slowly, over the last decade, the old residents have been moving out and the property management company has been renting to anyone who said that they would pay the rent. The idea of vetting tenants went right out the window.

Since then, they've started having trouble with people failing to pay rent and having to be evicted, or have done midnight moves one step ahead of the boot. My neighbours, on one side, are constantly making so much noise that I think they're going to come through the walls. The neighbours, on the other side, have been there for a year but still have bed sheets covering most of their windows. One door over from that there's a kid who dumped broken beer bottles in my yard, last weekend, and this weekend I found a couple of bottles rigged up as crack pipes (hole in the bottom and burnt tinfoil over the neck).

It's obviously not as bad as you're dealing with. My advice is get the hell out.

Hmm... I understand your POV but I honestly don't want to kill anyone ever again, if I can help it.... I really think that a blast of bird shot in the face will scare off 99.9% of attackers, if not the second shot will incapacitate them. I do not carry myself with the intent to kill someone. I carry to protect myself and my loved ones. Remember, When seconds could, the police are only minutes away ( in legal action taken against the LAPD after the riots, the courts determined that the police are there ONLY to protect the masses. They are NOT responsible for an individual's persons protection)

That "blast of birdshot in the face" has a great possibility of killing them ( the lead shot is very tightly grouped coming out the barrel ).

If you are worried about over penetration, then choose number 2 or 4 shot. Still enough power to penetrate clothing ( may or may not penetrate a heavy leather jacket ) with less chance of making it to the neighbors.

The final decision is yours. For myself, I get the best factory ammo I can get.

Please don't take offense but I have a hard time believing that sometimes considering the guns that some of you own and carry. I've seen/felt what some of these rounds/calibers can do to the human body and some of them are potentially lethal anywhere on the torso. The only way to jam a wheel gun ( short of mechanical failure ) is for a squib load ( no powder, just primer to launch the bullet ) to lodge a bullet into the forcing cone.

A big advantage of a wheel gun is in case of a misfire. Just pull the trigger to fire the next round.

If anyone is interested, I didnt see it mentioned here, but there is a company making ammo for the Judge, it involves shot as well as 3 discs shaped like watch batteries, for personal protection. First you get hit with the shot, then it tears a few holes in ya.

As ugly as it sounds, (and this one is for you Tig, cuz I feel ya as far as hurting another person), but the sole purpose of carrying a weapon to protect yourself or others is to do as much damage as fast as possible to prevent the attacker from getting to you or yours. If they wanna make the play, they get to pay.

Yera and I wasn't that impressed for the crazy cost/shell... 00/000 buck is the way I'll go, I think. Tight pattern, lots of damage, decent range but enough spread that you don't have to be an expert shot to hit something in an emergency situation. I think the experts here will agree that irl lots of shots are fired without ever hitting anything because of pressure, nervousness, etc. When you are throwing 4 9mm rounds downrange spread across 3' or so...well, that can greatly improve your chances of hitting something.:lol::lol::lol:

Does your complex have assigned parking, or is it a free-for-all? A little call to the property manager might have interesting results ;)

It's only just started, right? The super might not be in the slumlord mindset yet. Could result in some interesting spectator-oriented drama.
