We went to get our Home Inspected Today, Was there for like Four Hours...Shit was Mad Long. But The Inspector was nice and he went through the whole house with a fine tooth comb...Overall its in decent shape...house was built in 76' So the Furnace is original (Oil Heat) and he said that was not up to Spec...So we have to try and work a deal with the seller to get that replaced...It was reading 4 PPM (Parts Per Million) when he did his Co Reading...Which apparently means its no good and needs to be replaced no questions asked.
But I don't really want to get into a house and have the heater go right away...Or later on down the road....33 Year old Furnace is Like a Ticking Time Bomb...Other than that the Only other Major Issue was the AC Unit...That was 21 years old.
So in my Four hours I pretty much Took shots of the Whole house...These are way better than the First ones I posted. Gives you a sense of what I'm working with

For the most part yes...a few thigns We plan on tweaking. As with any house...everyone wants to make it there own.
And yes built in 1976...Oil heat it has...Prices dropped so for NOW its not Horrible...We liked it alot so we overlooked the Oil heat aspect of it.

yeah I did the same thing with my house. Over looked the kitchen cause I loved the rst of the house. I knew it right away when I walked thru the house... got tingles and shit.

Just a heads up seet rock normally does not crack for no reason. Be sure to find out why yours cracked before you sign anything.
Some of the things that might cause cracked sheet rock are messed up foundation (very expensive), leaks (can be expensive) and bad remodeling (think removed suppoert wall)
Trust me, find out now, it might be nothing like you think but if your wrong it could cost as much as the house to fix. Its worth your time and money to have a pro check it out for you.

You might want to look into a home warranty your Real Estate agent can probably help you find one.
When we bought a a place built in the 1966 the house inspector said that furnace (the original) is not right and the sellers were adamant about the furnace so we bought a home warranty $500 from Aeon the first year. Within a month, when installing central air,they discovered the heat exchanger on the furnace was rotted out. New furnace installed on the warranty saved us about 3k. We re-upped the warranty at the end of the first year and in the next year it bought us a new well pump and toilet. It was a great bit of insurance for us.

Very nice house!! I'm still working on mine, but will be moving in this Friday, even though everything is not completed. I'm getting things done that are a MUST before I move in, then will work on it a bit at a time after getting moved. I'm tired of staying with my parents. Plus, my sisters will both be in town with their kids starting this weekend so I will need a nice quiet place to relax!! :lol:

If you're not too far from Philly, my friend Chris has a heating & cooling company with very good prices. He converted my house from electric baseboard heat to oil fired hot air system with central air.

I had him add a few oil tanks to up my capacity to 1100 gallons. I get a much better price from the local oil guy when he only has to make one delivery per year.

The Furnace is the Top Priority...and the Crack in the Sheetrock Ceiling I'm going to ask about...other than that a few minor things here and there that I'd rather just fix myself.
4 Oil tanks is Crazy...But Hey if you have the room it looks like you are smart and saving money in the long run.

what county? 195,000? it must be in Sussex or somewhere south. Im in Passaic County and Im going to start looking next month. The rates keep going down and something in me tells me that they will bottom out next month and houses just keep getting cheaper. My preference is in Bergen county and things are looking good.....

I you do decide to go with multiple tanks, the correct way to hook them up is in pairs. The back two are one pair and the front two the other pair.
Mine sit under my front porch which is only accessable thru the basement from the inside

( the underground downspout was drawn in "paint" to show a friend how I ran the rain water away from the house to reduce the chance of a wet basement.)
Each set has it's own fill and vent pipe. I also have a Franco-Belge oil burner ( in addition to my furnace) that heats the basement. It's gravity feed and basically looks like a big kerosene heater ( flame behind glass and it does NOT stink). That way even if the electric goes out, we still have heat and a way to cook.

We also have a Harman insert for the fireplace in the livingroom. We can burn either wood or coal. We use wood when it's only cold nights and then burn coal once it gets cold. We have to tend to the fire twice a day ( shake to remove ash and dump the pan) and it throws off plenty of heat. Also the main air intake for the heating system is in the other end of the livingroom so if the main heater goes on, it's starting out with warm air. :dthumb:

It burns chestnut size coal and we get it from the local hardware store in one ton bags ( they deliver for $35 and place the bags where we want)

In our back room ( a 12 x 20 addition on the back of the house) we have a propane heater.

This will also function without electric. Take notice of the tile under the propane heater and at the insert. I did both of those areas and it was fairly easy to do. ( I took the pic of the propane heater tile before I put in the corner molding )
Just showing you some options for heat and I think it's great that you're getting a house when you're that young. :dthumb: When I was 22, I was still partying and chasing ( and catching :whistle: ) women.

Wow, That is A very nice House, it looks like you keep most of it heated nicely...and your doing it in a somewhat cost effective way (Buying in bulk and whatnot) I will certainly keep everything in mind...I want to install a Wood stove downstairs...On top of extra heat i just think they look kickass and it adds a nice touch to the home.
I figured I already caught the girl..Now I can just party in my own home!!

Before I had the Harman insert installed, I had my chimney liner inspected. It wasn't in the best of shape so I had a stainless steel liner installed. We also had a "vacu-stack" chimney cap put on this year. We're getting a much better burn ( more consistent) and now now worries about CO :dthumb:
