ok, last night i got a signed lease for my GF's house. a family of 4 was to rent it for a year starting next friday.
so today we try to call him and his phone number has been disconnected.

what action to take? if any?

no money has changed hands, that is supposed to happen next thursday night, with the key exchange.

i sent him an email at 5pm today saying the line is disco'd and to call a given #. obviously a variety of things could have happened here, and waiting till tomorrow pans out to see what to do.

i figure two most likely solutions are :
1) money is tight, he didnt pay his phone bill, and it got disco'd. all will proceed according to plan.

2) worste case, he dissappeared on purpose. either the wife didnt like the house or they found something else between 8pm last night and 4pm and today.

one mistake made is that there was no drivers' license taken, or background check. However, i do have :

employer address - hmm, show up ?

bus. line
bus. extension
fax
business email
employer website


what do you do?

Maybe he disconnected his phone due to the move... Call him at work.

Call the guy at work to let his boss know that hes your gay lover and by the way your donkey has been walking funny and has some light yellow secretions from its vagina.

Is it possible that he shut the phone in prep for the move?

What kind of lease is it? Is it a standard lease or something that you wrote up for the new tennants? Is there a possible escape clause if the information provided by the tennant isn't correct? If the lease is signed, you may be going through with it unless they bail on it or don't show up with the cash.

we will call his work tomorrow.

as i see it, nothing really matters until he does or does not show up on thursday with the cash.

If he doesn't reply to you within 24 hours of your email, walk away. Don't let them move in. If you are having any kind of communication problems now, think what kind of problems you will have once they are in possession of your house and decide to stop paying the rent.

This is one of the reasons I don't have any rental property anymore.

Hope for the best....assume he disconnected the phone in anticipation of the move and wait till Thursday. If he doesn't show or return call/email by then, then I'd say you have a problem.

You always need to take a deposit with the rental agreement/lease. That pins anyone down. But hey, he hasn't moved in, no money has exchanged, no time has been used at your property so just relist it?

I am in just the opposite situation. My home lease came due last Aug. and I explained to my landlord that i had financial and work issues that may cause me a problem this spring. He said he wouldn't mind a 9 month lease rather than the 12 (just to get his home thru the winter) but not to worry, just sign the 12 and he would let us out if we had need to move. So like a suker jackass I signed it, paid on time since June of 07 and call him yesterday to ask out of the lease in April (60 days notice).

He wanted me to pay him for the remainder of the lease! Then I told him finances was what prompted us to try and move and that we had no money for a buy out. Then he offers to split the difference and have us stay thru May cause it would be hard for him to rent it until school was out...:idk:

update :
he was called at work (not by me) and he explained he lost his phone.
he also claimed on the phone conversation he did not get or see an email.
after the phone call i get an email reply.

so i guess it is wait and see, but he could still be BSing...
