Well we did the walk around today at the 2 house and even took a look at a 3rd one down the road. karen came around and was actualy getting a little giddy while we were in the house. We went out to talk with our agent for a bit, and he went back and told the lady we have a deal. So we got some of the paperwork done today and will get things going this week.
They figure we will close some time in mid may, maybe earlier. So kiss all my spare money good bye.

not sure, but that actualy works a little better for me to russle up some funds. Looks like a lot will start to happen the next week or 2 since we need to set up a lawyer and an engineer. Then I will watch my bank account shrivel up :lol:

this weeks projects are the lawyer and the inspection. Got a few recomendations for an inspector and may go with a guy we saw at a seminar a while back. Got a good vibe from him and liked what he had to say. The lawyer we may either use my bro in laws brother or someone thru karens job. Coordinating an inspection is going ot be tough with my schedule this week and next but Iiwll make something happen.
Now were thinking of what we need or want for the place, plus sh ehas some cool stuff there I am hoping gets left behind ;)

What do you plan on using the lawyer for??? I just went through the whole process without one...Money saved if you ask me...If you are getting it for free then disregard...
Going with an FHA or Conventinal loan?? And did you lock in your rate yet? I would reccomend doing so my dad just got 51/2 and paid 1300 for a point to drop it to Five Even there going back up and now is the time to lock in.

The bro in law is hooking us up so were good there. Th emissus was taking care of the mortgages stuff. I think we go tlocked in a few weeks ago but will be checking on that as well. I realy wanted to work on that myself, but had little time to do so and she deals with mortgage brokers thru her job so they will help us out too.

It was/is a happy/scary/relieved feeling now. Relieved that all the searching is over and I can do other stuff on my sundays again, happy that were buying a house and skeerid that were buying a house :lol:
i iwll be happy being away from our asshole landlord and all his pettey bullshit.

I was the same way...I was nervous as shit. But my Women is Baller as fuck and makes bank and I dont do to bad so we are finacially sound and I just overanalyzed shit. Plus we didnt blow all our money so we have some safty net in the savings account for backup incase shit hits the fan.
Its worth it once its all settled in and stuff

thats where I am hoping to be by mid summer. I have been working a lot of extra hours ot russle up the down payment (best part was i did it on my own and didnt have to tap my stocks or a loan against my retirement plan)
karen doesn tmake god money so this is mostly on me which is a little stressful, but I plan to try to get ahead on the payments and pay it down before the 30 yrs is up. I also have a safety net with my stocks and mutual funds just in case. I realy need this side job now for the suplimental cash. The 2 projects I am at are here for at least another 3 years so i should be good. Plus in my ER job I can prolly willfully kill someone and not get fired :lol:

I also drink regular domestics, like Bud...I'm not a beer snob. :lol: I don't take up much room, I don't mind feeding the snakes (although I might "mistaken" a cat for a rat...there's only a one letter difference afterall :whistle: ). Hell, I'll even listen to your horror stories from the ER (ED if you're a white coat. :p ).
Nevermind. I forgot how cold it is up there and you guys have riding seasons. If I didn't die from the cold, I'd die from the winter blues of not being able to ride. :lol:

If they accepted your offer, then I don't believe they can legally accept another offer, even if it is for more money.
I know I was able to view a house, even though an offer was pending. I was willing to offer more than the other people had, but the owner had already accepted.

Somethings shady here. Sounds like the other buyer can go to contract as of tuesday. Now last tuesday we called the inspector and set up an apointment for tomorrow. I hear back from our agent that alls a go on wednesday. Now we get called today and get this dropped on us. The agent thinks its not even about money its that they can get the contract done on tuesday. whereas we would have had the inspectors report by wed at the latest and had the contract started. Its some real shitty underhanded stuff going on here.

The agent thinks theyre foregoing an inspection and just trying to get it down. I am more angry now at karen, the agent and myself for not moving faster on this. Apparently this stuff happened all the time durring the boom a few years ago but did not expect it to happenin these times. Also yo uknow were having an inspector come in on monday, how bout telling us a little sooner since the guy blocked his time to do this.
Not sure what were going to do now, obviously now is not the time to make any decisions aside from going to firebomb the house (If icant get it no one will) I think we will wait to see on tues or wed what happens with this one, then we need to decide on if we want the other one in wantagh or do we go back to square one. I just dont know how much more of this shit I can take, its been such a draining expierence as it is. This will be the 3rd house we will loose out on, and this is a buyers market, my fucking ass.

Did you have an accepted signed agreement on an offer? Usually the only person that can back out of it is you if the inspection doesn't turn out good.

That I am trying to find out, I will know today if they went to contract yesterday, it all seems very strange that it went this way since were not getting any answers here. I even saw the house listed in a local paper and e-mailed the agent inquiring about the house to my garbage e-mail acct so we will see what happens later today.
